More and more people have begun to work from home or desire a dedicated space to manage household tasks such as paying bills or performing homework. If presented well a home office can allow your property to stand out from the rest but equally if your home office isn’t staged properly, it can have the adverse. If you don’t have a dedicated home office or study, it can be the perfect solution for that one awkward space such as a loft, a room without a closet, a small den, or maybe even the small nook below a flight of stairs. Consider the following tips as you prepare your home office to impress buyers.

Tip #1: Remove unnecessary furniture

Look at the proportions or layout of the space and leave just enough furniture to define the space without it looking overly cluttered making it difficult to move around. A desk, a chair, and an area rug may be sufficient. A larger room may be able to accommodate a bookcase or storage unit to balance things out and still remain functional.

Tip #2: Declutter, declutter, and declutter again.

A home office can very quickly become cluttered. Remove all paperwork, small objects, and electrical cords from view. Remove family photos, certifications, and other personal items. Leave nothing that may be distracting to buyers, your purchaser should be able to imagine themselves using the space rather than getting caught up in the current homeowner’s life.

Tip #3: Show an organized workspace

Help buyers imagine using the space, clear the desk and arrange a few key things such as a computer, desk lamp, cup of pens, and a notebook. This will set the stage while making it look clean and tidy for the perfect workspace.

Tip #4: Keep it Neutral

Keep everything neutral in color so the décor will appeal to the widest range of buyers. This will allow buyers to imagine themselves and their own style in its place. Bold and bright colors on walls can make a statement keeping the user energized and inspired, but colors are a matter of preference and your choices may not appeal to everyone. Keep colorful accents in the accessories or even the desk chair.

Tip #5: Accessorize your space

Now that you’ve gone to the length of showcasing your space consider a few select pieces of décor to make the space more appealing. Consider some artwork on the walls, a plant, or curtains on the window. The goal is to make the widest target audience of buyers feel welcome without going overboard.
